With a market that is expanding rapidly short term investors see a great potential in gaining profits in merely buying a home and reselling the same after a short period of investment. The wait for profit potential is a definite guarantee in the short term compared to other forms of investment with the guarantee of a good return always assured. Investors see an increase of approximately 20% in about six months based on their investment.

Appealing as this may sound that is risks involved in short term real estate investment. This has got more to do with the overall preparedness of the investor in holding on to the property. Several factors may hold the resale of the property back. Some of them may be attributed to the fact that the budget may exceed evaluation originally prepared, the property may require more repairs that estimated and the property may have a longer waiting period before it is sold. These are scenarios that an investor has to keep in mind when looking for a short term real estate investment.

  • Ability to get repairs done if any at a quick pace and the ability to get the same done at a reasonable price
  • The ability of your credit and taxes to withstand negative feedback

Short term property investment is also referred to as a turning for profit deal due to the short holding period of the investment. This is a common practice among investors today who do not want to hold on to a property for long before realizing a return. Due to the short term of the investment the returns are potentially higher but it may be difficult for the investor to secure a property that may be in good demand. Like in any other deal it is necessary for the buyer to buy short also sell high. Any property that makes this possible is considered to be a good investment but is also difficult to find in the market today.

There is competition among investors to get the best deals and get the property repaired or renovated at a fast pace before reselling the same. The fluctuation in the real estate market is constant throughout the year with specific times acting as good or poor times for investments. It may also be helpful for new entrants into the market to be careful and plan their investments rather than take a plunge into something that may not prove to be helpful.
