In the recent years there has been a surge in the real estate investments market in the interior parts of the USA. With the expansion of the market there have suddenly surfaced a deceptive creed called real estate investment gurus who promise to make you millionaire out of smart investments in real estate.

Your mailboxes may be flooded with the newsletters from such gurus who claim to make millions over the same trade and now want to share the secret with you. Now any sane person will raise the question as to why one should want to share his business secret with some stranger. Of course he must be trying to push something that helps them make money themselves.

In case of real estate market, these property gurus are nothing but a kind of agents of the realtors and the property owners. They work on behalf of the landlords, property developers and likes. They get their commissions once they help the property owner sell a property.

These real estate investment gurus operate even on the international level. One of their agenda is to convince overseas buyers to buy real estate in USA.

Now what are the USP with which these property gurus lure their clients in real estate investments? These can be summed up into three main pints:

  • A price too low to believe
  • Jump in the net property value within very little time with the growth and development of the area
  • Promise of rents which will touch double figure in no time

Now the US lands and real estates have their own characteristic features: the remote and interior pockets in the USA have been subject to neglect for long and the new generation of middle classes has mostly relocated to developing cities or metros leaving the places to mainly the poor. As such the properties here are cheap but at the same time there is no possibility of radical improvement of the areas in the recent future.

So now you know why you should not trust these so called real estate experts who with their sales pitch want to mislead into making wrong investments.

So what you do when confront such self acclaimed real estate expert offering a tempting property deal? Here is the checklist:

  1. Make a good deal of research to do a background check on the guru himself and the property he is talking about.
  2. Make an enquiry whether other investors including those closer to location are showing interest in the said property?
  3. Also don’t hesitate to ask what makes the deal so lucrative and if it is lucrative why the entire population is not scurrying over to have a share of the pie?
  4. Choose a well established real estate investment firm with a good track record.

After you get satisfactory answer to all of your queries then only consider getting involved in the offer made by the property guru. Even if all your researches give a clean chit to the person, never strike a deal all at once. Always remember real estate investing is a matter of meticulous research and homework and never take any mouth of word as granted.
